How dues work

Annual dues fund the HOA's full operating year. Here's the cash-flow cycle:

April — Treasurer issues invoices to all 90 households (currently $500 for 2026).
June 30 — payment due. After July 31, unpaid balances incur a 10% late fee per the bylaws.
July–June — collected dues fund the next 12 months of operating expenses (landscaping contracts, insurance renewals, the entrance sign, annual filings).
Surplus rolls into the reserve fund for larger neighborhood improvements and unexpected repairs.

Historical: 2024 and 2025 dues were $170. The 2026 increase to $500 funds expanded common-area maintenance and a healthier reserve position. See the meeting minutes for the budget discussion.

Reserve funds

A portion of each year's dues is set aside as a reserve fund — the HOA's savings account for larger neighborhood expenses that don't come up every year.

Reserves cover things like entrance-sign replacement, major landscaping resets, detention-pond maintenance, legal review for amendments, and unexpected insurance deductibles. Keeping a healthy reserve means the board can handle these without a special assessment to homeowners.

We'll keep accepting checks as long as any homeowner prefers it. Make payable to Fox River View HOA, memo line: your address.
